The Development of the Green Loan Market

With people's concerns over green issues rising, mortgage lenders have noticed an opportunity to market niche mortgages in a different way. This article discusses the pros, cons and alternatives to a green home loan.

As Green issues increasingly play on people's mind the desire to renovate defunct properties or build eco-friendly properties is growing. Mortgage lenders, who typically steered away from such projects, now recognise a growing market and many more are now willing to loan money to fund such projects. One of the problems though of going to such companies, is that as they are dealing with niche loans, they will typically charge a higher rate of interest than for those found in traditional mortgages. Another problem is that companies offering green mortgages often find it difficult to carry out surveys or valuations. The lenders also find it difficult to establish whether they could resell the property in the event of payments defaults and subsequent repossession.

Recognising the growth in the market though, other companies like Norwich and Peterborough are now offering their own flavour of niche green mortgages. These companies offer green loans on new and existing homes with higher than average standards of energy efficiency or existing homes that buyers plan to make more environmentally friendly. Norwich and Peterborough's green loans come with free energy rating surveys and perks such as cash back that can be used to improve the energy efficiency of the home.

Some lenders also have other sales gimmicks on their green loans, for example Norwich and Peterborough say they plant 40 trees for each green mortgage it sells and other lenders say they will plant one tree for each year you have the mortgage.

As concerns over climate change grow there are expected to be more and more lenders offering green home loans. The government is also launching various incentives for borrowers looking to improve the energy efficiency of their homes.

Brokers warn that homeowners should be wary of just how much of what is offered on green loans is a sales gimmick and how much of it is actually a tangible benefit. Some brokers advise that people looking to take out a loan on a conventional property might want to take out a more competitively priced standard loan and then donate to a carbon offsetting scheme on their own. Unfortunately, if your dream home is unconventional like a log cabin, then you are more or less forced to go to one of the companies like Ecology. Ecology has a range of mortgages, including buy-to-let and interest only deals and for properties that have a commercial element or loans to buy woodland that the buyer wants to preserve. At the time of writing, interest rates for residential mortgages start at 6.15% and for buy-to-let at 6.4%. Ecology also offers discount from its standard rates if people are taking out the home loan to increase the energy efficiency of their property. Borrowers can get a 1% discount if they are doing things like modifying the floor, wall and roof to improve energy efficiency or if they are installing low water-usage appliances.

The way some of the Ecology schemes work is to offer an initial loan amount to fund the start of a project, which is based on the value of the property or planning permission and then, as the building work progresses, to reassess the property's value and to issue further funds accordingly. There is an interesting array of sustainable and recycled materials used in the developments Ecology has funded. These have included material such as timber, straw, cob, rammed earth, reclaimed brick and stone. Some of the properties and even underground or built into the side of hills, while others may incorporate good insulation, triple glazing, efficient boilers and renewable energy systems such as solar panels and rainwater collecting systems.

Most green mortgages are only offered for up to 90% of the property's value, but are offered on part-commercial, part-residential schemes like working farms. It is very rare for a green home loan to be offered at a fixed interest rateFree Articles, or for holiday and second homes.

Principal on leave for alleged assault

This story is personal for me because this is the Principal to my son's school. My wife is on the PTO, and Ralph Jacobs has made comments about the students and activities that make me a bit mad. A recent example of this is when the PTO was discussing how when the students are out on recess the teachers stand in a group talking with each other while the kids get into fights on the playground. Now the teachers are supposed to be there to help ensure that such activity does not take place, but instead they pay no attention at all to the kids. Mr. Jacobs comments on the incident were that if he had his way there would be no recess. WHAT! No recess for elementary students? They need the release of energy so that they can do better in class. I have also watched him deal with students and he tends to be very short with them. I see a temper that lies very close to the surface.

Now the school board is discussing bringing him back regardless of what the courts decide. We do not need a man such as this in a place of power over kids. We must be removed, and I am helping to circulate a petition for his removeal regardless of the court case. The principal of Lockland Elementary School, accused of assaulting a woman earlier this week, has been placed on paid administrative leave, school officials said Thursday.

Ralph Jacob Jr., 50, is accused of hitting Rhonda Holloway during an altercation in front of an Avondale home Tuesday night.

According to the police report, Holloway said Jacob punched her in the mouth.

In court Wednesday, Jacob's attorney, William Bell Sr., said Jacob was trying to break up an argument and had no criminal record. Bell wouldn't comment on the case and said he has instructed his client to not comment. Holloway could not be reached by phone.

Jacob was released on an appearance bond, which means he must pay $2,500 if he does not show up for his court dates. A pretrial hearing is scheduled for Wednesday.

For now, Jacob has not returned to school. Lockland district officials declined to discuss the case or Jacob's record as a principal, deferring to a statement approved by the district's lawyer.

The statement reads, "Effective immediately, the Board of Education of Lockland School District has placed Principal Ralph Jacob on administrative leave pending an investigation into an incident which led to Mr. Jacob's recent arrest."

The Lockland school district, with 713 students and only two school buildings, is rated effective, the state's second highest rating.

Henry faces suspension again

Okay, so he is a great receiver, but if he can't get his act together the Bengals need to cut him. Last season the team got the image that they are all a bunch of drunks, drug addicts, or problem makers. The team needs to get rid of that sort of player, and get back to work on fostering teamwork. They had that two seasons ago, and made it to the playoffs. Let's get it done again please!


Drug test results should be done by week's end

Kenton County prosecutors are awaiting final results of a drug test by Bengals wide receiver Chris Henry being analyzed by a Kentucky state lab.

Initial results showed that Henry failed the test.

The report is expected to be completed and returned to Kenton County by the end of the week, said Ken Easterling, an assistant Kenton County prosecutor.

A positive test would mean a third violation of the league substance-abuse policy for Henry. That violation carries a one-year suspension.

Henry has marijuana possession and alcohol-related convictions on his record.

NFL Commissioner Roger Goodell has already suspended Henry for the first eight games of the 2007 season under guidelines of the league's new, tougher personal conduct policy.

That suspension was announced in April.

Another suspension could eliminate Henry for 24 games, until the middle of the 2008 season.

Easterling confirmed Monday that initial results showed that Henry had failed a randomly timed drug test last week. The test showed the presence of opiates in Henry's urine, Easterling said.

The sample was then sent to the office of probation and parole, a state department of the Kentucky Justice and Public Safety Cabinet, for further analysis.

The results are expected by the end of this week, Easterling said.

"We cannot confirm or deny (Henry's test sample) contains a controlled substance," Easterling said Monday.

The lab testing Henry's sample is in Campbell County. Henry provided the urine sample in Kenton County.

The screening is being conducted in Henry's residential county as a courtesy to probation officials in Orange County, Fla. Henry pleaded guilty to a felony weapons charge there and must submit to drug tests to comply with terms of his probation.

In addition to his career, the test results also could affect Henry's legal standing in Kenton County. He pleaded guilty Jan. 25 to providing alcohol to minor females. He served two days of a suspended 90-day sentence and could be sent back to jail for the remaining 88 days for violating terms of his parole.

Though he cannot play in the first eight games of the NFL regular season, Henry can still participate in the four preseason games, offseason workouts and training camp practices. He practiced last week in the first few organized practices at Paul Brown Stadium.

The Bengals issued a statement Monday afternoon through their public relations department:

"For Chris Henry to return playing NFL football, the Bengals understand that he must comply with certain legal and NFL-related procedures. To date, to the club's knowledge, Chris has been complying with those procedures, and the Club is not aware at this point of any circumstance in which Chris has not complied with his obligations.

"With respect to the Northern Kentucky proceedings, reports to date may not be based on complete information. More information is expected to be made available shortly, once all the procedural tests are complete, and the club will await any action until that information has been released."

A day of conflicting reports about Henry's urine sample started early Monday when Kenton County Attorney Garry Edmondson told media members that Henry failed a mandatory drug test.

Edmondson said opiates were detected in Henry's system.

That claim was soon denied by Henry's agent, Marvin Frazier. Frazier told The Enquirer that while Henry's drug test was initially positive, "the final result is negative."

Late Monday afternoon, Edmondson backed off his earlier statement. He said his office had received conflicting information about Henry's test results.

"It's up in the air," he said. "Some say he did (fail), and some say he didn't. It's inconclusive at this point.

"We'd been told that he had (failed), but apparently, that's not accurate."

Melissa Pryor-Reed, public information officer for the Kenton County prosecutor, directed additional questions to the probation and parole office, where a supervisor did not return a phone message seeking clarification.

My review of United-States-Flag.com

I want to preface this review with the fact that I am a developer working in PHP, and .NET. I will probably focus on more of the technical side of the site

Lets start with the Outdoor Flagpoles page.

My first thought is that it is overall a very clean page.

However, I feel that the color choices for the left side navigation menu do not seem to work with the rest of the page. Also I would probably add some JavaScript Animation to the menu to give it more of a rollout effect when it is moused over. Also, on the second level menus I would be sure that the fly-out at the same height location as their parent to be sure that the user understands where they are in the navigation. I would also probably choose a slighly different color for the child menu to represent that it is a child.

I also feel that some other things should be moved around in that left hand column:

  1. I would move the Email List to the Top of the column to try and get more people to join the mailing list

In the main content area, the only thing that I really see that I would change is to use a common appearance for the links, such as how they appear in the "Other Store Links" Section. It will provide more of a continuity feeling for the site, plus leaving them as the default for the browser makes that part of the site look a bit more generic.


Now we'll look at the American Flags page.

The first thing I see here is a problem with the breadcrumbs. I suppose it is possible that I am having problems because I linked directly to it, but there should only be one breadcrumb path displayed. Also, because the page is for American flags, I do not feel that the page should be buried so deep under state flags, but rather a top level page for the site.

In the main content area, again I would be sure to use a different display style for the links (a global css rule would work great for this). Also, there is too much information above the fold. I should see more products on the page. I would take all the content at the top after the third paragraph and make a single page that links out to the other informational areas and make a single link to that new page.


Finally, we'll look at the US Flags homepage.

All my comments for the left hand navigation apply to this page as well, but I would add a best sellers/hot items section to the new right hand column, and list maybe 3 to 5 products, with very small thumbnails of them displayed.

In the main content area the only thinkg I see in the display that jumps out at me is that the links need to be styled differently. The site should use the same sort of display for all links across the site that is not the default.


Now some general comments about how the site is coded:

  1. Move all CSS into another file and reference it in the HTML, this will make the code cleaner, easier to change everything across the site, and make for smaller downloads

  3. Stop using tables for layout. When you use CSS for layout you get a much smaller page that can be downloaded by browsers faster. Also, when a browser sees a table it must wait until it downloads that table completly before it can start rendering it. When you use just DIVs and CSS to position them the browser can start displaying it much faster. Also a developer can get lost in tables when adjustments need to be made later, a DIV and CSS based layout is much easier to follow.

Also, you should create a favicon.ico. Getting the standard Yahoo! image makes the site look less reputable.

Houdini collection gone in a puff of smoke

Well, here is an article on why drugs are bad. If I lost everything I had including a collection of Houdini memorabilia, I would be super pissed. I cannot imagine what it would be like to lose all of my prized collections just because some jerk needed to smoke some crack. It is pretty crazy:


Million-dollar house burned by burglar lighting crack pipe, authorities say

Jarrod Frederick allegedly made a priceless collection of magician Harry Houdini memorabilia vanish.

The trick had nothing to do with magic. Prosecutors say it was arson.

After a brief meeting in Hamilton County Common Pleas Court this morning, Judge Dennis Helmick set the 26-year-old Clifton man's aggravated arson and burglary case for a hearing Friday.

He is accused of burning down an Indian Hill home, causing $1 million damage and $350,000 in damage to property inside, including owner Dr. Randall Wolf's collection of Houdini memorabilia, said Stephen Ashbrock, chief of the Madeira and Indian Hill Joint Fire District.

"He lost nearly everything," Assistant Hamilton County Prosecutor Gerald Krumpelbeck said. Prosecutors called the collection extensive.

Wolf, a heart surgeon at University Hospital, did not return calls.

"There was no past contact" between Wolf and Frederick, said Indian Hill Rangers Detective Carl Watts. "He just thought it was a good house to burglarize."

Frederick's lawyer, Greg Cohen, said, "This was a total random of act of drug-induced delusion resulting, unfortunately, in the destruction of somebody's home."

Frederick, who once did lawn maintenance for Indian Hill homeowners and knew the area, dropped his wife off at Kenwood Towne Centre on Dec. 30 and headed into Indian Hill looking for an out-of-the-way place to smoke crack cocaine, Krumpelbeck said.

He found it at Wolf's $1 million, six-bedroom home on Park Road and broke in, court records say.

When Frederick had trouble lighting his crack pipe, he lit a box of paperwork, hoping that would help, Krumpelbeck said. The flames quickly got out of control, reports say.

Frederick, who had parked in the garage, fled so quickly he drove through the garage door, trailing parts of it, Watts said.

Police spotted Frederick driving erratically in a park, Watts said.

Credit Cards Suck!

I think that people need to really understand how the Credit Card Companies make money. We live in a cashless society now, and it is way to easy to rack up thousands of dollars in debt before you even know it. I had about $20,000 in debt after my first marriage, and never learned the lessons from it. I never learned how to properly manage money, and just kept getting deeper and deeper in debt.

Now it is about 10 years later, and I'm in my second marriage, and I am finally starting to learn my lesson now that I am in debt about $20,000 again. We are working on paying off all the credit card debt at this time, and have destroyed all the cards. Once we get them all paid off, we will only use our checking account debit card, check book, or cash to pay for stuff. If we can't pay cash for it, we don't need it.

Anyone out there who is in debt needs to first learn to staop using plastic to pay for something because of that $20, 000 I owe I would estimate that only about half of it is from goods or services. The rest of it is from Late Fees, Over Limit Fees, and Interest. So they have about doubled their money off of me. Please DO NOT use credit, but rather learn to save for what you want. Do not let these people get richer for us being impatient and dumb with our money.

Most guys have no clue about the day to day life of stunningly beautiful women. They have no idea how many times a DAY these beautiful women are approached by guys whose obvious interest is to "sex them up." And for celebrities, it’s even worse. The key is to notice something about her environment, and ask her an open ended question letting her know you’re sincerely curious about her. Don’t tell her, "you’re a beautiful woman and I like beautiful women." She’s heard that. You want to give her an opportunity to talk about herself, something few guys ever do. They’re trying to impress her, instead of shutting up, listening and letting her impress herself about you.

By doing this, you let her know you’re interested in her as a person (as opposed to a sweaty piece of meat), that you appreciate her beauty (and beautiful women) but you’re not intimidated or especially impressed by it, and that you need to hear more before you let her into your life. When you do this, you will stand out from the crowd that asks her the same questions over and over and over—and she’ll be more than happy to pick YOU up!

Debt-ridden mom hits lottery

Kristina Schneider tried to persuade a customer at the BP station where she works to buy the last ticket on a roll of the Magnificent Millions lottery game.

"I always joke that the last ticket is the winning one, but he said he only had enough money for three tickets," Schneider said.

She was right, about the last ticket on the roll, that is.

The single mother - with nine maxed-out credit cards and $8,500 in debt for her associate's degree - bought what turned out to be a $1 million winning ticket with a $10 bill she found where she works.

"I thought someone was playing a trick on me," she said.

After showing a customer that she did indeed have a winning ticket, she locked the store while she took a moment to be sick in the bathroom.

"I was numb. I still am," she said.

Schneider, 32, opted to take 20 yearly payments of $50,000, or $34,500 after taxes.

"If I'd have taken a lump sum, I'd be broke again within five years," she said.

High prices impact travel

We are planning on driving to Florida this summer, so this news article directly relates to me. Vacation plans all over the map; Car trips may dip, but air travel still healthy

The cost of traveling - for hotels, rental cars and airline tickets, as well as the all-too-familiar spike in gasoline - is up. So how crowded will the roads and skies be this summer? It might depend on whether you drive or fly - and whether you're staying in the U.S. or going abroad.

The coming Memorial Day weekend is supposed to pave the way for a solid summer season, where leisure trips of 50 miles or more will increase 1.4 percent to 329.6 million from June through August, the Travel Industry Association says.

Yet the percentage of Americans planning a vacation within the next six months - 40.4 percent in April - was near a 30-year low, according to the Conference Board's latest consumer confidence and buying plans survey. Reflecting the state of gas prices, the number of people planning to drive on vacation also was near a 30-year low, according to the survey of 5,000 consumers, which has a margin of error of plus or minus 1.4 percentage points.

But air travel plans remained at a healthy 19.1 percent - just 3.5 percent below the all-time high set in the same month of 1998.

Despite the dollar's weakness, 9.9 percent of Americans had plans to visit a foreign country - the fourth-highest reading in 30 years.

"I'm paying for this - but it's worth it," Marci Morgan, a 23-year-old law student from West Chester, said before she caught a flight to Rome on Friday with her University of Dayton classmate, Susan Suriano. They planned tourist stops on a 16-day trip through Italy while studying international human rights issues for their school.

Morgan and other local residents catching overseas flights out of Cincinnati/Northern Kentucky International Airport said they're concerned about rising costs - but not enough to alter their plans.

Gerlinde and Stefan Schmitt of Loveland were catching a flight to Frankfurt on Friday. They fly back to their native Germany to visit family and friends each year.

Usually, they would fly in the off-season, but this year, they wanted to celebrate Stefan's parents' birthdays in May. Still, while the scientist and quality assurance executive can afford to make the more expensive trip, they lament that U.S. gas prices are resembling European ones more and more. European countries heavily tax fuel.

"We're spoiled here because gas was so nice compared to Europe," she said.

Still, costs appear to have the most impact on domestic plans.

The Conference Board said the share of people planning to visit U.S. destinations - 32.9 percent - was the lowest recorded since its bimonthly survey began in 1978. The percentage of people planning to travel by car on their vacation - 20.9 percent - was the second-lowest in the survey's history.

WILL DRIVERS ALTER THEIR HABITS?

Some experts say U.S. travel could be vulnerable if gas prices continue to climb.

Tom Kloza, an analyst with the Oil Price Information Service, said several parts of the country are reaching a "tipping point" of $3.25 a gallon for regular unleaded where he predicts motorists will put the brakes on their driving habits and possibly their travel plans.

Kloza noted that chains in Western states are noticing sales "flattening" as consumers paying $3.30 to $3.40 a gallon alter buying habits.

OTHER TRAVEL COSTS UP, TOO

While gas prices are in the spotlight, travelers and tourists must also contend with several other higher costs.

U.S. hotels were charging an average daily rate that's 6.1 percent more during the first three months of this year, according to Smith Travel Research; average airline ticket prices were $378 in the U.S. by the end of 2006 - the highest in six years, according to the Bureau of Transportation Statistics; and the car rental industry is grappling with fallout from ailing automakers that no longer want to flood them with cheap fleet vehicles.

The Travel Industry Association's Travel Price Index for April said total travel costs were up 2.8 percent for the year so far - with only intercity transportation costs faring cheaper than last year, with a 0.3 percent decline.

Suzanne Cook, senior vice president of research for the association, conceded in her report that high gas prices will force 11 percent of travelers to make some changes in their vacation plans this summer - such as staying at cheaper hotels, dining at less-expensive restaurants and shaving a day or two off a trip's duration.

Still, she contended that "the real tipping point" is $3.50 a gallon - adding that a third of those surveyed said they would cancel vacation plans at that point.

"The majority of consumers expect to continue to see high gas prices this summer, but they seem to be taking it much more in stride," she wrote.
